Stage 1. Admin or Reception

Stage 2. Assistant Strata Manager
- Begin Cert IV in Strata Community Management while working

What does a Strata Manager earn at each stage?

At Stage 1, base salary typically ranges from $55,000 to $60,000. This is the entry point into the industry where the focus is on administration, customer service, and learning how strata operates day to day. Most people spend around 6 months to 2 years in this stage before progressing.

At Stage 2, base salary generally starts at $70,000 or more, with the addition of commissions depending on the business. This is where you begin taking on more responsibility, supporting a Strata Manager and sometimes managing smaller portfolios. This stage usually lasts between 2 to 4 years, and it is also when most people complete their Certificate IV in Strata Community Management.

At Stage 3, base salary typically sits between $100,000 and $125,000. On top of this, incentives and bonuses can add around $30,000 depending on performance. This level is usually reached after 3 to 5 years of total industry experience, once the Certificate IV has been completed and a Class 2 Strata Licence has been obtained. At this stage, you are responsible for managing your own portfolio and client relationships.

At Stage 4, base salary generally ranges from $140,000 to $170,000. Incentives can exceed $70,000, depending on the size and complexity of the portfolio being managed. This level is often reached after 7 to 10 or more years of experience in the industry, with a strong track record managing complex buildings and high-value clients.
